Welcome to Victorian Mortgage Investments Limited (VMIL).
VMIL's origins date back to the mid-1970's and have evolved from the extensive mortgage investment activities of the long established Collins Street law firm of John Matthies & Co.
The key to over 30 years of successful mortgage investment, through a number of fluctuations in property and investment cycles, has been our simple, conservative and consistent approach to mortgage investment:-
- we lend to no more than 70% of security value; and
- we do not lend on construction projects
We provide our investors with consistent and attractive returns backed by the security of registered first mortgages over quality, well located real estate within the capital cities and major regional centres throughout Australia.
With VMIL you can invest either in a specific mortgage or in a pool of mortgages.
The VMIL Mortgage Fund (referred to as the "Contributory Fund") offers you the opportunity to select a specific loan in which to invest, whilst the VMIL Premium First Mortgage Fund (referred to as the "Pooled Fund") pools your funds with those of other investors and collectively, each investor achieves greater diversification in their mortgage investment and gains access to a broader range of mortgage investment opportunities.
The mortgage investment criteria and process for each fund is similar, however by investing in the Pooled Fund you acquire an interest in the entire asset pool in that fund, whereas by investing in the Contributory Fund you select and acquire an interest in a specific loan in that fund.
